Raine & Horne Chermside – Property Management Update

As of the 1st Jan 2017 legislation changed regarding smoke alarms in QLD properties. We will cover the basics in this blog, however please visit www.qfes.qld.gov.au for more information.
The legislation updates vary, depending if the property is existing, new or substantially renovated and the type of occupancy (owner, for lease or for sale).

 

Two types of alarms
There are two types of smoke alarms, battery operated (9v) and hardwired photoelectric (240v). Hardwired refers to being connected to the properties domestic power supply and photoelectric alarms detect visible parts of combustion and respond to different types of fires.
The updates to the legislation will eventually phase out the battery operated alarms completely and all dwellings will need to have interconnected hard wired photoelectric alarms in every bedroom, hallway and/or living area which connect the bedrooms.

Existing properties being sold, leased or existing lease renewed
– Existing alarms (battery or hardwired) older than 10yrs must be replaced with hardwired alarms
– Smoke alarms that do not operate when tested must be replaced immediately
– Existing hardwired smoke alarms that need replacement must be replaced with a hardwired photoelectric alarm
All of the smoke alarms will need to be hardwired, interconnected and located in every bedroom, living area and/or hallway which connects the bedrooms by the 1st January 2022.

New Builds or substantially renovated properties
– All alarms must be hardwired, photoelectric interconnected alarms.
– They must be installed in each storey, in every bedroom and hallway and/or living area that connects the bedrooms.
– Smoke alarms that do not operate when tested must be replaced immediately
– Existing hardwired smoke alarms that need replacement must be replaced with a hardwired photoelectric alarm
